BSRIA (Building Services Research and Information Services) identify four classifications of manuals, made up from varying numbers of sections shown below. However to streamline our pricing policy we have formulated two styles of O&M (to reflect varying size and complexity of installation) and will include as many sections as your client requests.

5 MANUFACTURERS LITERATURE
  • Index which lists items used plus the names of the manufacturers
  • Actual manufacturers literature
6 LOCATION OF MATERIAL SUPPLIERS/MANUFACTURERS
  • Contact details of Suppliers & Manufacturers
7 OPERATION, FAULT FINDING, MAINTENANCE & CLEANING
  • Details of Operation (these normally only pertain to ancillary items such as, Mansafe Systems, Rooflights and Access Hatches)
  • Structured Fault Finding methods
  • Maintenance tasks and their frequency (including cleaning)
8 AS BUILT DRAWINGS
  • Table that details all drawing numbers and descriptions
  • Hard Copy of all As Built Drawings
9 TEST RESULTS & CERTIFICATES
  • The installing contractor or specialist sub-contractors test results and commissioning certificates along with an index stating certificate numbers
10 WARRANTIES/GUARANTEES
  • Index of relevant warranties provided under specific contract and the contact details of those providing the warranties or guarantees. (Actual certificates acquired by Roofing/Cladding Contractor and passed by them, directly to their client)
